Luxury Villas in the Maldives

In the Maldives, a villa is simply how you stay: almost every luxury resort is a single island of freestanding villas, on the beach, in the garden or over the water. The real choice is which kind of villa, where it sits and how private it is. This guide explains every type, shows the resorts that do each one best and helps you pick.

Types of Maldives villas, from beach to overwater

Rate sheets in the Maldives use a lot of names for similar things. Ocean villa, lagoon villa, water retreat and overwater pavilion can all mean a villa on stilts over the sea; island villa, garden villa and beach suite can all mean a villa on land. What matters is where it sits, how big it is and what is outside the door.

Most luxury resorts offer several of these types on one island, so you can mix them on a split stay.

How private is a “private villa” in the Maldives?

Shaded terrace with cushions on the jetty leading to the Romantic Pool Residence over the lagoon at Velaa Private Island, Noonu Atoll
Privacy comes from where a villa sits, not just its name. Photo: Velaa Private Island.

Search for a private villa in the Maldives and you will find holiday rental sites, but tourists here stay in licensed resorts, guesthouses or liveaboards rather than private homes. So the private villa you are looking for is a resort villa, and how private it feels depends on where it sits.

  • End-of-jetty and corner villas have water on three sides and no passing guests.
  • Garden and jungle villas are hidden by vegetation; ask how thick it is on the path side.
  • Boat-access villas, like Velaa’s Romantic Pool Residence or Gili’s Crusoe Residences, have nobody walking past at all.
  • Residences usually sit on their own stretch of beach with staff of their own.
  • A private island resort or buyout takes privacy as far as it goes. See private island resorts and island buyouts.

We always request a specific villa number for privacy, not just a category.

The most unusual villas in the Maldives

Once you have the basics, the Maldives has villas you will not find anywhere else:

  • A bedroom under the sea. The Muraka at Conrad Rangali Island has a master bedroom about five metres below the surface, under a curved acrylic dome.
  • A roof that opens over the bed. Soneva Jani and Soneva Fushi’s Water Retreats roll back the roof for stargazing.
  • A slide into the lagoon. From Siyam World to Soneva Jani; see overwater villas with a pool.
  • A house in the trees. Amilla’s Two-Bedroom Treetop Pool Villas sit up in the jungle canopy.
  • A 3,000 sq m residence. Soneva Fushi’s nine-bedroom Private Reserve covers about 3,048 sq m.

Underwater restaurants are a separate story: see our underwater dining guide.

Planning a Maldives villa holiday

How long to stay

Allow at least four nights at a seaplane resort, because arrival and departure days are partly spent travelling. Seven nights lets you split between a beach villa and a water villa without feeling rushed.

When to go

December to April is the dry season, with calm seas and the highest demand for the best villas. May to November is warmer and wetter, with short showers, quieter islands and better offers on oceanfront and overwater villas.

Choosing the resort first or the villa first

For most couples the villa matters more than the resort, so start with the type of villa you want. For families and groups, start with the resort’s kids club, restaurants and transfer time, then choose the villa.

Meal plans

Villa resorts sit on their own islands, so you eat where you stay. Half board suits most couples; all-inclusive is worth pricing on remote islands, and private chefs come with most residences.

Luxury villas in the Maldives: your questions answered

What is a Maldives villa?

In the Maldives a villa is the standard room at a resort: a freestanding house on the beach, in the garden or over the water, rather than a room in a hotel block. Most luxury resorts have only villas, from about 75 sq m to residences of several thousand square metres.

Can you rent a private villa in the Maldives?

Not in the way you would in Bali or the Caribbean. Tourists stay in licensed resorts, guesthouses or liveaboards, so a “private villa” in the Maldives means a villa at a resort. For real privacy, choose a boat-access villa, a residence on its own stretch of beach, a private island resort or a full island buyout.

What is the best villa in the Maldives?

It depends on who is travelling. For overwater, we rank Soneva Jani’s Water Retreat with Slide first; for a beach pool villa, JOALI BEING’s 503 sq m Beach Pool Villa; for families, the residences at Amilla, Velaa and The Ritz-Carlton; and for two people wanting complete privacy, Velaa’s boat-access Romantic Pool Residence.

What is the difference between a beach villa and a water villa?

A beach villa sits on the sand with shade, more space for the money and easy access for children. A water villa stands on stilts over the lagoon with a ladder into the sea and the classic view. Many couples split their stay between the two.

What is an ocean villa in the Maldives?

Resorts use “ocean villa” for overwater villas set further out over deeper water, closer to the reef edge, or facing open sea rather than the lagoon. They are usually better for snorkelling from the deck than lagoon villas.

How much does a private villa in the Maldives cost?

It depends on the resort, villa type, season and meal plan, and rates change daily, so we do not publish live rates. Tell us your dates and budget and we will quote two or three villas that fit, with transfers and meals included.

Do all luxury villas in the Maldives have a private pool?

Not all, but most now do. At resorts like Soneva Jani, Cheval Blanc, Waldorf Astoria, JOALI BEING, Milaidhoo and Jumeirah Olhahali, every villa has one. Elsewhere, check that the category name includes “pool”.

Are there villa resorts in the Maldives that are good value?

Yes. Resorts close to MalΓ© such as Velassaru, Coco Bodu Hithi and Banyan Tree Vabbinfaru, and all-inclusive resorts such as Cora Cora and Dhigali, give you a pool villa at a lower overall cost. Travelling between May and November also helps.

Tell us how you want to stay and we will find the villa

Send your dates, who is travelling and the kind of villa you have in mind. We will come back with two or three options, the villa number we would request and a full written quote.
