Maldives Beach Villas

A Maldives beach villa sits on the sand rather than over the water, usually with its own pool, a garden and a stretch of beach in front. It gives you more space for the money than a water villa and is easier with children. The best ones are at Four Seasons Landaa Giraavaru, Velaa, Baros, Constance Halaveli and JOALI BEING, and the side of the island it faces matters as much as the resort.

Beach villa or water villa?

The water villa is the picture everyone has of the Maldives, but many of the most experienced travellers we book choose the beach. For the same budget a beach villa is usually bigger, it has shade and a garden, and the sea is a few steps away down the sand instead of down a ladder.

The trade-off is the view and the feeling of being over the lagoon. If that is the reason you are coming, read our overwater villa guide or the overwater villas with a pool. If you cannot decide, split the stay: three or four nights in each is easy to arrange at most resorts.

Which side of the island should your beach villa face?

Every resort island has a sunset side, a sunrise side, a lagoon side and a reef side, and beach villas on each feel different. Resorts often price the categories the same but name them differently, such as “Sunset Beach Villa”, so ask which way your villa faces before you book.

Sunset side

West-facing villas get the evening light over the water. They are the most requested and usually cost a little more. Best from December to April, when the sky is clearest.

Sunrise side

East-facing villas are cooler in the afternoon and often quieter. In the dry season the north-east wind can make this side breezier, which many people like.

Lagoon side

Villas facing a wide, shallow lagoon have calm, warm water for swimming and paddling. Great with children; less good for snorkelling straight from the beach.

Reef or ocean side

Villas near the reef edge give you deeper water, better snorkelling and bigger views, but the beach is often narrower and the sea livelier.

What the beach in front of your villa is really like

Maldivian beaches move. Sand shifts with the monsoon winds, so a beach that is wide in February can be narrow in August, and the other side of the island does the opposite. On small islands such as Bathala you can watch it happen over a single season.

  • Beach width. Ask how wide the beach is at high tide in the month you travel, not in the brochure photo.
  • Sea defences. Some resorts use sea walls, groynes or sandbags to protect the shore. They are not always shown in photos.
  • Swimming. A shallow lagoon can be ankle-deep at low tide. Lovely for children, less good for a morning swim.
  • A “private beach”. All beaches are part of the resort, but a beach villa has its own stretch in front that other guests do not use.

We check these points with the resort for your dates and ask for a specific villa number, not just a category.

Beach villas for families

For children under about eight, a beach villa is usually the safer and more relaxed choice. There is no open water off the deck, the sand is right outside and you can walk to the kids club. Look for a pool fence or cover, and check that a cot or extra bed fits.

  • Two-bedroom beach villas at Constance Halaveli (508 sq m), Velaa (581 sq m) and Siyam World (649 sq m) keep everyone under one roof.
  • Three or more bedrooms: see our guide to multi-bedroom villas and residences.
  • Older children who want the water: some resorts allow family water villas; see family overwater villas.

Eight questions to ask before you book a beach villa

We ask these for every beach villa booking. You are welcome to ask them yourself, or send us your dates and we will.

  1. Which side of the island does the villa face, and does it get the sunset?
  2. How wide is the beach in front of the villa at high tide, and in the month you travel?
  3. Is there a sea wall, groyne or sandbag line in front of the villa?
  4. How close is the nearest path, restaurant, bar or service road?
  5. How thick is the planting between the villa and its neighbours?
  6. Is the sea in front good for swimming at low tide, or very shallow?
  7. How far is it to the house reef entry point?
  8. Can the villa take an extra bed or a cot, and does the pool have a fence or cover?

Maldives beach villas: your questions answered

What is a beach villa in the Maldives?

A beach villa is a freestanding villa built on the sand at a resort island, usually behind a line of palms, with a deck and steps or a path onto the beach. At luxury resorts most beach villas now have their own pool, and many have a walled garden and an outdoor bathroom.

Is a beach villa or a water villa better in the Maldives?

Neither is better for everyone. A beach villa gives you more space and shade for the money and is easier with young children. A water villa gives you the classic view and a ladder straight into the lagoon. Many couples split their stay, with a few nights in each.

Are beach villas cheaper than water villas?

Usually, yes. At most resorts a beach villa costs less than a water villa of a similar size, so you can often book a larger beach villa, or one with a pool, for the same budget. Rates change daily, so we compare both when we quote.

Do Maldives beach villas have a private beach?

In practice, yes. Beaches in the Maldives are part of the resort, but a beach villa has its own stretch of sand in front, and guests do not walk across it.

What is the best beach villa in the Maldives?

For a couple wanting space and a big pool, JOALI BEING’s 503 sq m Beach Pool Villa and Velaa’s Deluxe Beach Pool Villa stand out. For families, the Beach Villa with Pool at Four Seasons Landaa Giraavaru. For an adult, reef-focused stay close to MalΓ©, the Pool Villas at Baros.

Are beach villas better for families?

Usually. There is sand outside instead of open water, the deck is at ground level and the kids club is a short walk or buggy ride away. Two-bedroom beach villas, such as those at Constance Halaveli and Siyam World, keep everyone under one roof.

Should I choose a sunset or sunrise beach villa?

Sunset villas face west and are the most popular, especially from December to April. Sunrise villas face east and are often cooler, quieter and a little cheaper. If you are out on excursions most evenings, the sunrise side is good value.

Do beach villas have mosquitoes or insects?

There can be some, especially at dusk and after rain, because beach villas sit among plants. Resorts manage this, villas have screens or closed bedrooms and a repellent is enough for most people. Water villas have fewer insects.

How much does a beach villa in the Maldives cost?

It depends on the resort, villa type, season and meal plan, and rates change daily, so we do not publish live rates. Tell us your dates and who is travelling and we will quote two or three beach villas that fit, with transfers and meals included.

Tell us how you want to stay and we will find the beach villa

Send your dates, who is travelling and what matters most: sunset, swimming, snorkelling or space. We will come back with two or three beach villas, the villa number we would request and a full written quote.
