If you are travelling as a family of five, three generations or a group of friends, you need a multi-bedroom villa or residence: anything from a 260 sq m two-bedroom beach villa to a nine-bedroom reserve of about 3,000 sq m. This guide shows the best of them, how many people each sleeps and how to choose.

A family of four with young children, or two couples. Many resorts also offer a family villa with a separate children’s room.

Families of five or six, grandparents plus a family, or three couples sharing one house.

Two-bedroom Beach Residence

The Nautilus has two Beach Residences of 610 sq m, each with two bedrooms, a curved infinity pool and a private butler. The island has no fixed meal times or schedules, which makes life with children easier than you might expect, and Baa Atoll is home to Hanifaru Bay and its manta rays.

The sweet spot for a family of five or six, or two couples with children. Resorts call them villas, residences, estates or three-bedroom luxury suites; most sleep six adults and three children, or up to nine adults.

Three-bedroom COMO Sunset Villa

Three bedrooms over the water are rare, and COMO does it well. The Three-bedroom COMO Sunset Villa joins two overwater villas into 590 sq m with a 10 m pool, a gym and a nanny room. Cocoa Island has just 33 keys, so the island stays calm, and the two-bedroom COMO Sunrise Villa (300 sq m) is the smaller alternative.

Estates: four bedrooms and more

For three generations, two or three families, or a milestone birthday with friends. These are houses with their own staff, and several sleep 10 to 14.

Amilla was built with residences in mind, and it shows. The six-bedroom Amilla Estate has about 900 sq m inside and 1,650 sq m outside, a 20 m pool, a cinema room, a gym, a spa and a rooftop bar, and sleeps up to 14. The Four-Bedroom Beach Residence, at 920 sq m with an 11 m pool, suits two families. You can self-cater or bring in a private chef.

Velaa has four Private Residences, each with four bedrooms across about 1,324 sq m, a long pool and a sunken fire-pit lounge on the sand. A dedicated butler runs the house, and the island has a golf academy, tennis and padel, a kids club and one of the best spas in the country. For smaller families, the two-bedroom Beach Pool Houses are worth a look.

JOALI’s residences are about art and craft as much as space. The Three Bedroom Ocean Residence has 400 sq m inside and 990 sq m in total, two infinity pools, its own treatment room, sauna and steam room, and sleeps up to eight. There are also two-bedroom villas and four-bedroom beach residences, and a Jadugar butler looks after each one.

Halcyon, which was Raffles Maldives Meradhoo until November 2025, has three bedrooms in its Grand Estate. At 1,250 sq m it is the resort’s largest residence, and you can also take the whole two-island resort for a group. For families, the 260 sq m Family Beach Pool Villas have two bedrooms and sleep four adults and two children, which is enough room for most families with young children.

How many people can stay in a three-bedroom villa in the Maldives?

Most three-bedroom villas sleep six adults and three children, or up to nine adults, as at InterContinental Maamunagau and Four Seasons Kuda Huraa. Waldorf Astoria’s Three Bedroom Grand Beach Villa takes six adults and three children under 12. Rules vary, so we check occupancy for your exact group.

Is a multi-bedroom villa better than booking two separate villas?

Usually, if you want to spend time together. You get one shared pool and living area, one butler and often a kitchen, and the total is often similar to two one-bedroom villas. Two separate villas give more privacy and work well for older teenagers or couples who want their own space. Two-villa residences, like the one at One&Only Reethi Rah, are a halfway house.

What is the largest villa in the Maldives?

Among the residences we book, Soneva Fushi’s nine-bedroom Private Reserve (about 3,048 sq m) is the largest, followed by The Amilla Estate (six bedrooms, about 2,550 sq m in total), Cheval Blanc Randheli’s private island (2,200 sq m), Soneva Jani’s Island Reserves and Gili Lankanfushi’s 1,700 sq m Private Reserve. Do Maldives residences come with a butler and a chef?

Most large residences include a dedicated butler or host. A private chef is often available on request, sometimes at an extra charge, and some residences, such as those at Amilla, can be self-catering with a full kitchen.

Can grandparents and young children share a residence safely?

Yes, and beach residences are the easier choice: no ladders to open water, more shade and short walks. Ask for pool fences, a ground-floor bedroom for grandparents and a buggy assigned to the house. Two-villa residences give older guests their own quiet space.

Is The Residence Maldives the same as a residence villa?

No. The Residence is a resort brand with two properties in the Maldives, The Residence Maldives at Falhumaafushi and The Residence Maldives at Dhigurah. A “residence” on this page means a large multi-bedroom villa at any resort.

How much does a 3 bedroom villa in the Maldives cost?

It depends on the resort, the season and how many people are sharing; per person, a large residence can be close to the cost of several separate villas, and sometimes less. We do not publish live rates, but send us your dates and group size and we will quote the options side by side.
