Maldives Overwater Villa Cost

The price of an overwater villa in the Maldives depends most on when you travel, then on the villa type, the resort, the meal plan and the transfer. A pool water villa costs a clear step more than one without, festive weeks cost the most, and taxes add almost 29 per cent plus green tax. Here is how each part works, and how to pay less.

The overwater villa price ladder

At most resorts, water villas come in steps, and each step costs more than the one below. Knowing the ladder lets you decide where your money goes furthest.

  1. 1

    Water villa without a pool

The entry point over the water: a deck, a ladder into the lagoon and often glass floor panels. Usually closest to the island.

Examples Constance Moofushi Water Villa, Dhigali Water Villa (85 sq m), Cora Cora Lagoon Villa (72 sq m)

  2. 2

    Sunset-facing water villa

The same villa on the west side of the jetty, with the evening light. Often a separate category with its own rate.

Examples Hurawalhi Romantic Ocean Villa (105 sq m), Park Hyatt Hadahaa Park Water Sunset Villa (110 sq m)

  3. 3

Water villa with a private pool

Usually the biggest single step up in price, and the category most couples book.

Examples Cora Cora Lagoon Pool Villa (86 sq m), Dhigali Lagoon Villa with Pool (117 sq m), COMO Maalifushi Water Villa (120 sq m), Hurawalhi Ocean Pool Villa (132 sq m)

  4. 4

    Larger pool villa, further out

More space, a bigger pool and a position at the end of the jetty or near the reef edge.

Examples Cora Cora Duplex Lagoon Pool Villa (149 sq m), Angsana Velavaru Deluxe InOcean Pool Villa (232 sq m)

  5. 5

    Signature water villa

The villas resorts are known for: slides, retractable roofs, huge decks or boat-only access.

Examples Soneva Jani Water Reserve with slide, Kudadoo Ocean Residence (300 sq m)

  6. 6

    Two-bedroom water villa or residence

The top of the ladder in total price, but per person often good value for families and friends.

Examples Cora Cora Two Bedroom Lagoon Pool Villa with Slide (234 sq m), COMO Maalifushi Maalifushi Water Villa (213 sq m), Kudadoo two-bedroom Ocean Residence (380 sq m)

When you travel changes the price most

Festive season and Easter are the most expensive weeks of the year. Photo: Lily Beach Resort and Spa.

December to April is the dry season, with calm seas and the most demand. The festive weeks from around 20 December to early January cost the most of the year, usually with minimum stays of five to seven nights and compulsory gala dinners on Christmas Eve and New Year’s Eve. Easter and Chinese New Year are busy too.

May to October brings the southwest monsoon: warm, with showers and some windy days, but also the best offers on water villas. School holidays in July, August and October push rates up at family resorts.

Meal plans: the second biggest part of the bill

Every resort is on its own island, so you eat and drink where you stay. Meal plans are priced per person per night on top of the villa rate.

Meal planWhat it coversOur view
Bed and breakfastBreakfast only. Lunch and dinner at resort menu prices.Rarely the cheapest overall on a resort island.
Half boardBreakfast and dinner, usually at the main restaurant. The most popular plan with couples.
Full boardBreakfast, lunch and dinner. Drinks extra.Good for families and light drinkers.
All-inclusiveMeals and drinks, often a minibar and some activities.Worth pricing on remote islands. See all-inclusive overwater bungalows.

Transfers: speedboat, seaplane or domestic flight

Transfers are the cost people forget most often. They are charged per person for the return trip, children usually pay less and infants under two often travel free. A seaplane to an outer atoll can be one of the biggest items after the villa itself.

TransferUsed forWhat it means for cost
SpeedboatResorts within about 1 hour of MalΓ©, mostly in North and South MalΓ© Atolls.Lowest cost, runs day and night, so late arrivals are easy.
SeaplaneResorts in Baa, Raa, Ari, Noonu, Lhaviyani, Dhaalu and other outer atolls.Charged per person, return. Daylight only, so late flights may need a night in MalΓ©.
Domestic flight and boatFar northern and southern atolls such as Laamu, Gaafu and Thaa.Often less than a seaplane but takes longer, with a connection to manage.

Taxes and charges on every Maldives resort bill

Every resort bill carries the same three charges, whatever the villa or meal plan. Service charge comes first, then tourism tax on the total including service charge, so together they add almost 29 per cent. Green tax is added per person per night.

Rates as set by the 2025 Maldives tax changes. We check the current rates on every quote.

How to pay less for an overwater villa

Aerial view of beach villas along white sand and a line of thatched overwater villas on a jetty over a turquoise lagoon at Constance Moofushi
Splitting your stay between beach and water villas lowers the total. Photo: Constance Moofushi.
  1. Travel from May to October

The southwest monsoon brings showers, but also the best offers on water villas, often with free nights or meal-plan upgrades.

  2. Split the stay

Three or four nights in a beach villa, then the rest over the water, keeps the experience and cuts the total.

  3. Look for stay-pay offers

Many resorts give free nights on longer stays. Seven nights can cost little more than five.

  4. Choose a speedboat resort

Resorts near MalΓ© save the seaplane cost and the risk of a transit night.

  5. Skip the pool if you will not use it

If you are out snorkelling and diving all day, a water villa without a pool can be the better buy.

  6. Book early for festive dates

Christmas, New Year and Easter fill early and rates rise as they do.

  7. Compare meal plans properly

All-inclusive can work out cheaper than half board on remote islands. See all-inclusive vs half board.

  8. Book through a local agent

We often get better value than booking sites, with offers, upgrades and transfers in one quote.

Overwater villa cost: your questions answered

How much does an overwater villa in the Maldives cost per night?

It depends on the resort, the villa category, the season and the meal plan, and rates change daily, so we do not publish live rates. The same villa can cost far more at Christmas than in June, and a pool water villa usually costs a clear step more than one without. Send us your dates and we will quote two or three options with everything included.

Why are overwater villas more expensive than beach villas?

They cost more to build and maintain, there are fewer of them, and they are the most requested villas in the country. At most resorts a water villa costs more than a beach villa of a similar size, which is why splitting your stay between the two is a popular way to save.

What is included in a Maldives water villa package?

A good package includes the villa, your meal plan, return transfers and all taxes: service charge, TGST and green tax. Flights, spa, diving and drinks beyond your plan are usually extra unless the package says otherwise.

What taxes are added to a Maldives resort bill?

A 10 per cent service charge, then 17 per cent tourism goods and services tax on the total, which together add almost 29 per cent. Green tax is charged on top, per person per night, with children under two exempt. Our quotes always show the full amount.

When is the cheapest time to book an overwater villa?

May to October, during the southwest monsoon, when resorts run their best offers. Shoulder months like late April, May and November can give you good weather and better rates. Christmas, New Year and Easter are the most expensive weeks.

Are seaplane transfers included in the price?

Rarely in the resort’s villa rate. Seaplanes are charged per person for the return trip, and they can be one of the biggest items after the villa itself. We always include transfers in our quotes so you can compare resorts fairly.

Is a private pool worth the extra cost?

If you spend time in your villa, yes: it is the feature most couples remember. If you plan to snorkel, dive and explore every day, a water villa without a pool over a good house reef can be the better buy.

Can you get an overwater villa on a budget?

Yes. Some resorts near MalΓ© and several all-inclusive islands offer water villas at the lower end of the luxury range, especially from May to October. See our guide to affordable water villas.

Is it cheaper to book a water villa through an agent?

Often, yes. Local agents receive resort offers, upgrades and packaged transfer rates that booking sites do not always show, and a written quote makes it easy to compare. We are often better value than booking sites, and we never add charges at check-out.
