Most lists of the best overwater villas (or overwater bungalows, if you are searching from the US) in the Maldives are really lists of resorts. That is a problem, because the same resort can sell a 130 sq m water bungalow and a 1,500 sq m residence, and they are completely different holidays. So this guide names the exact villa category we would book, gives its size from the resort’s own fact sheet, and tells you what is under the deck, which way it faces and how long it takes to get there.

This is the villa most people are picturing when they type “best overwater villa in the Maldives”. At 437 sq m it is roughly three times the size of a standard water villa, with a long private pool on the deck, a second level with its own terrace, and a slide that drops you straight into the Medhufaru lagoon. Over the main bed, a section of roof rolls back so you can fall asleep under the stars.

It wins on more than the slide. The villas are spaced well apart along the jetties, every one has a Barefoot Butler, and children are welcome everywhere, slides included, which most villas at this level cannot say.

Cheval Blanc measures its villas by usable space, so the 220 sq m here feels bigger than the number suggests. Ceilings rise to around seven metres, the doors are wall-height, and the 12.5 m infinity pool runs the length of the deck. It is the most architectural water villa in the Maldives, designed with a lot of white, pale timber and thought about where the light falls.

The resort flies its own seaplane, the kids club comes with a waterpark, and two-bedroom Lagoon Garden Villas give families a separate room over the water.

Best near the airport

Every villa at Gili stands over the water, and the entry Villa Suite is already 210 sq m of timber and thatch with a rooftop deck and a ladder into the lagoon. It is twenty minutes by speedboat from the airport, which makes it the best water villa you can reach without a seaplane.

At the other end sits The Private Reserve, the largest standalone overwater villa in the world at 1,700 sq m, reached only by boat, with its own spa, cinema and a slide from the top deck. Manta Point is about ten minutes away by boat.

The resort opened the world’s first underwater spa, and its wine cellar is set below ground.

If space matters more than anything, the multi-bedroom estates are in a league of their own. These are whole houses built over the lagoon, often with their own staff, gym or spa, and a couple of them have slides. Sizes below come from the resorts and include decks and pools.

Nearly all at this level do, but not every category. The Villa Suites at Gili Lankanfushi, for example, mostly have no pool, because the lagoon is the point. Always check the exact category name before you book.

Can children stay in the best overwater villas?

At most resorts in this ranking, yes. Soneva Jani, Cheval Blanc, The Nautilus, Anantara Kihavah, The St. Regis, The Halcyon and The Ritz-Carlton all welcome children. Huvafen Fushi and Kudadoo lean towards couples, so ask us about age rules.

Which overwater villas are closest to the airport?

Gili Lankanfushi (20 minutes by speedboat) and Huvafen Fushi (about 30 minutes) are the closest on this list. The Ritz-Carlton, Fari Islands is ten minutes by seaplane or around 45 minutes by speedboat.

Sunrise or sunset villa: which is better?

Sunset villas face west and suit couples who want evenings on the deck; they usually cost more. Sunrise villas get shade in the afternoon and can be calmer. The Halcyon splits its overwater villas evenly, seven facing sunrise and seven facing sunset, so you can choose without paying a big premium.
