Ultra-luxury Maldives Β· Updated 25 October 2026

The Most Luxurious Resorts in the Maldives (2026)

The most luxurious resort in the Maldives is Cheval Blanc Randheli, followed by Velaa Private Island and Soneva Jani. These ten ultra-luxury resorts are the ones that go beyond five-star: the largest villas in the country, up to 2,200 sq m, private islands inside the resort, their own seaplanes or private-jet access, and a butler for every villa. Each one below comes with the numbers to prove it.

By Abdulla Maseeh, HolidayVibe Maldives, MalΓ© Β· We sell every resort here and take no placement fees

What makes a Maldives resort ultra-luxury?

Every resort here calls itself five-star. The ten on this page are separated from the rest by five things you can check on a fact sheet.

  1. Space you can measure

The top tier publishes villas and residences of 1,000 to 2,200 sq m. Most five-star resorts top out well under 1,000 sq m.

  2. An island inside the island

A private islet, an exclusive-use island within the resort, or a whole-island booking. It’s the clearest line between five-star and beyond.

  3. Arrival as part of the stay

The resort’s own seaplane, a private lounge at Velana International Airport, or a private jet landing at Maafaru or Maavarulu.

  4. Room per guest

Either very few keys (The Nautilus has 26, Cheval Blanc 46, Velaa 47) or a large island with space to spread out, like One&Only Reethi Rah’s 12 beaches.

  5. Service that’s named

A dedicated butler or house team per villa, not a call button. Each brand gives the role its own name.

Looking for the best resort overall, rather than the most luxurious? That’s a different list. Our 20 best luxury resorts in the Maldives weighs value, reef, families and transfers; this page is only about the very top tier.

The 10 most luxurious resorts in the Maldives

Ranked by how fully each resort delivers the five markers, then by what we hear from guests who have stayed. Nothing here is sponsored.

The most luxurious resort in the Maldives

Cheval Blanc Randheli

If one resort has to carry the title, it's Cheval Blanc Randheli. LVMH's Maldivian island ticks every marker on this page: 46 villas, each with a 12.5-metre infinity pool and seven-metre-high doors; a four-bedroom Private Island of 2,200 sq m on its own islet; and a customised seaplane that leaves from the resort's own salon at Velana International Airport.

Five restaurants and three bars, a Guerlain spa and a Leonor Greyl hair spa set the tone. What surprises most people is how well it does families, with Le Carrousel kids club and its waterpark.

The detail that makes it Carte Blanche, the 24-hour in-villa service, and the villa team that runs your day around you.

Where it falls short Noonu Atoll is seaplane-only for this resort, so a late international arrival means a night near MalΓ© first.

Aerial view of the Romantic Pool Residence at Velaa Private Island, a single overwater villa with a long pool deck standing alone in the Noonu Atoll lagoon
Velaa's Romantic Pool Residence stands on its own in the lagoon, reached by boat. Photo: Velaa Private Island.

The most complete private island

Velaa Private Island

Velaa was built from the start as a private island with everything on it. A golf academy by JosΓ© MarΓa OlazΓ‘bal, covered tennis, padel and squash, a Wellbeing Village, a wine cellar at Tavaru and the Lha Velaa kids club, on an island with just 47 villas, houses and residences, all with pools.

The four-bedroom Private Residences reach 1,324 sq m with their own gyms, and the Romantic Pool Residence stands alone in the lagoon. Velaa runs its own nine-seat seaplane, and private jets can land at Maafaru, 20 minutes away by boat.

The detail that makes it The arrival: private jet to Maafaru, boat to the jetty, and you have skipped MalΓ© entirely.

Where it falls short The reef is good rather than great. Divers who rank marine life first should look at Baa Atoll.

Soneva Jani's Water Reserves have a slide into the lagoon and a bedroom roof that opens to the stars. Photo: Soneva Jani.

The most theatrical villas

Soneva Jani

Soneva Jani turns the overwater villa into a show: private pools in every villa, slides into the lagoon, bedroom roofs that open for stargazing. The Island Reserves are vast, with the three-bedroom Reserve at 1,796 sq m, one of the largest units in our fact base.

Nine restaurants and bars, an observatory, the Cinema Paradiso and a Barefoot Butler for every villa make the evenings as memorable as the days.

The detail that makes it Lying in bed under an open roof with the Medhufaru lagoon below the deck.

Where it falls short There's no kids club, and the luxury is barefoot rather than formal, which suits some guests better than others.

Top-down aerial of The Nautilus Maldives ocean houses with round thatched roofs and circular private pools over a turquoise lagoon, Baa Atoll
The Nautilus has only 26 houses, each with its own butler and pool. Photo: The Nautilus Maldives.

The most exclusive small resort

The Nautilus Maldives

The Nautilus has 26 beach and ocean houses, each with a temperature-controlled infinity pool and its own butler, and it doesn't run on a timetable. There are no fixed meal times and no set schedules; breakfast happens when you wake up.

It's in Baa Atoll's UNESCO Biosphere Reserve, 30 minutes by seaplane, and whole-island bookings are offered. Private-jet guests can land at Maafaru and cruise the rest of the way on the resort's yacht, Nautilus One.

The detail that makes it The 'unscripted' approach: you set the day, the island fits around it.

Where it falls short With three dining venues, it suits guests who value privacy over variety.

Ithaafushi Private Island is an exclusive-use island within the Waldorf Astoria resort, with five pools. Photo: Waldorf Astoria Maldives Ithaafushi.

The most luxurious stay near MalΓ©

Waldorf Astoria Maldives Ithaafushi

Most of Waldorf Astoria Ithaafushi is a large, lively resort of 122 villas with 11 places to eat. The reason it's on this page is Ithaafushi Private Island: an exclusive-use island within the resort with a three-bedroom beach villa, a two-bedroom overwater villa and a four-bedroom residence, five pools, its own spa and gym.

It's 30 minutes by the resort's yacht from MalΓ©, so a private-island stay starts the same evening you land, which almost nowhere else can offer.

The detail that makes it A private island where you can still walk into The Ledge by Dave Pynt or the treetop dining nests for dinner.

Where it falls short Outside the private island, it's a big resort. Choose it for the island, not the standard villas, if exclusivity is the point.

Aerial view of Anantara Kihavah Maldives Villas island in Baa Atoll with beach villas under palms and overwater pool villas reaching out over the lagoon
Anantara Kihavah's four-bedroom residence reaches 2,000 sq m, the second-largest villa in our fact base. Photo: Anantara Kihavah Maldives Villas.

The most luxurious space for families

Anantara Kihavah Maldives Villas

Kihavah's four-bedroom residence reaches 2,000 sq m with a connecting beach pool villa, a private gym and a spa room, one of the largest units in our fact base. Every one of the 80 villas has an infinity pool and a villa host on call around the clock.

SEA, the underwater restaurant and wine cellar, and SKY, the overwater observatory bar, give it two of the most unusual dining rooms in the country, and Baa Atoll's reef and Hanifaru Bay mantas are on the doorstep.

The detail that makes it Dinner below the waterline at SEA, then a telescope session at SKY.

Where it falls short With 80 villas, it feels like a resort rather than a hideaway.

The most luxurious overwater villa

The St. Regis Maldives Vommuli Resort

The John Jacob Astor Estate is a three-bedroom overwater villa of 1,540 sq m, which the resort describes as the largest of its kind in the Maldives. St. Regis butler service runs through all 77 villas, every one with a pool.

The Iridium Spa has six overwater rooms and a Blue Hole hydrotherapy pool, and the overwater villas are shaped like a manta ray when seen from the seaplane, 45 minutes from MalΓ©.

The detail that makes it The St. Regis butler, the brand's signature, who unpacks, presses and plans before you think to ask.

Where it falls short Dhaalu Atoll's snorkelling is fine but not top tier.

Top-down aerial of The Ritz-Carlton Estate, four Kerry Hill-designed pavilions with a long infinity pool on a private beach point, Fari Islands, North MalΓ© Atoll

The most luxurious villa near the airport

The Ritz-Carlton Maldives, Fari Islands

The Ritz-Carlton Estate covers 1,500 sq m with four bedrooms, a 19-metre infinity pool, outdoor pavilions and a dining room that seats eight. Around it, all 100 Kerry Hill-designed villas have pools and an Aris Meeha butler.

The seaplane takes about 10 minutes, the speedboat 45, and the Fari Marina Village next door has berths if you arrive on your own yacht.

The detail that makes it Arriving by speedboat after dark and still sleeping in the Estate the same night.

Where it falls short Lagoon villas can see boat traffic, and the house reef is not the draw here.

Soneva Fushi one-bedroom Water Retreat with thatched roof, private pool, sun deck and water slide over a turquoise lagoon, Baa Atoll, Maldives
Soneva Fushi added Water Retreats with slides to the island that defined barefoot luxury in 1995. Photo: Soneva Fushi.

The most luxurious barefoot island

Soneva Fushi

Soneva Fushi doesn't look like the rest of this list, and that's the point. Since 1995 it has made luxury about space, privacy and freedom: 63 pool villas hidden in the jungle of Kunfunadhoo, bicycles instead of buggies, shoes left at the jetty.

Ten restaurants and bars, an observatory, the Out of the Blue overwater complex and The Den kids club come with it, along with the newer Water Retreats with slides. Baa Atoll's reef and Hanifaru Bay are close.

The detail that makes it A dinner in Fresh in the Garden, then an evening at the observatory.

Where it falls short The resort doesn't publish villa sizes on its fact sheet, so compare categories with us before choosing.

The most space on one island

One&Only Reethi Rah

Reethi Rah sits on one of the largest resort islands in the Maldives, with 12 beaches shared by only 118 villas. That space is its luxury: long walks, empty sand, and two-bedroom residences that open onto their own stretch of beach.

Thirteen restaurants and bars, a 14-villa spa, Club One with padel and a football pitch, and the KidsOnly and One Tribe teen clubs make it the strongest family choice in this tier. It's 15 minutes by seaplane or about 50 by boat.

The detail that makes it Waking up to a private beach you won't share all day, 15 minutes from MalΓ©.

Where it falls short Private pools aren't in every category, so check the villa before you book.

The largest and most luxurious villas in the Maldives

Square metres don’t make a holiday on their own, but at this level size is the clearest measure of what you’re paying for. These are the ten largest single units across the 45 resorts in our luxury comparison, one per resort, from published fact sheets.

Waldorf Astoria’s Ithaafushi Private Island isn’t listed because it’s three villas on one island rather than a single unit; together they sleep a large group across nine bedrooms.

At the top tier the arrival is part of the stay: private seaplanes, jets to Maafaru and a jetty welcome. Photo: Velaa Private Island.

Arriving like it: private seaplanes, jets and yachts

At the top tier, the transfer is part of the stay. Three ways the most luxurious resorts handle it:

  • The resort’s own seaplane. Cheval Blanc Randheli flies a customised seaplane from its own salon at Velana International Airport. Velaa runs a private nine-seater. Both cut out the shared lounge and the wait.
  • Private jet to a regional airport. Maafaru in Noonu Atoll serves Velaa (20 minutes by boat) and The Nautilus (on its yacht, Nautilus One). In the far south, Nilaa Coral Island flies guests on its own jet to Maavarulu. We arrange the charter leg with our aviation partner, Aervion.
  • Yacht from MalΓ©. Waldorf Astoria Ithaafushi sends its yacht for the 30-minute crossing, and The Ritz-Carlton’s Fari Marina Village has berths for guests arriving on their own boats.

Seaplanes fly in daylight only. If your jet lands in MalΓ© after mid-afternoon, a yacht or speedboat resort gets you to the villa the same night.

The most exclusive: when the whole island is yours

Beyond these ten sit islands with so few villas that they work more like private homes. They’re priced per island or per residence and need longer lead times.

Our private island resorts guide compares these islands by group size and transfer, and the private island buyout guide covers renting one outright. Filter the comparison by “Whole-island buyout” to see every resort that takes exclusive-use bookings, or ask us on WhatsApp for availability on specific dates.

Close to the top tier

Five resorts that match one or two of the markers, and that we’d happily book for the right trip.

Is ultra-luxury worth it?

What you’re paying for

  • Space: residences of 1,000 sq m and more, with gyms, spa rooms and several pools.
  • Privacy: fewer guests per island, private islets, boat-only villas.
  • Service built around you: a named butler or house team, in-villa dining at any hour.
  • Arrival: your own seaplane, jet access, no shared lounge.

What you’re not paying for

  • Better water or softer sand. Those come with the atoll and the lagoon, and plenty of five-star islands match them.
  • Better weather. December to April is drier everywhere.
  • Better marine life. Baa Atoll, South Ari and the far south lead, whatever the price.

Our honest view: for a couple’s five-night stay, one of the top five-star resorts in our best luxury resorts list often gives more for the money. For a multi-generation family, a milestone celebration or a group of friends taking a residence together, the top tier earns its price, because the space and staff are shared across more people.

Most luxurious Maldives resorts: questions answered

What is the most luxurious resort in the Maldives?

Cheval Blanc Randheli in Noonu Atoll is our pick for 2026. It combines every marker of the top tier: 46 villas with 12.5-metre infinity pools, a 2,200 sq m four-bedroom Private Island, its own seaplane and airport salon, and a Guerlain spa. Velaa Private Island and Soneva Jani are close behind. If you want the best all-round resort rather than the most luxurious, our best luxury resorts guide ranks Soneva Jani first.

What is the most exclusive resort in the Maldives?

For a resort you share with other guests, The Nautilus in Baa Atoll, with 26 houses, a butler for each and no fixed schedules. For true exclusivity, islands sold only as a whole: Four Seasons Private Island at Voavah in Baa Atoll and Coco PrivΓ© Kuda Hithi in North MalΓ© Atoll take one group at a time.

Which is the most expensive resort in the Maldives?

The highest prices sit with exclusive-use islands and the largest residences, such as Voavah, Cheval Blanc's Private Island and Soneva Secret, priced per island or per residence rather than per room. We don't publish rates because they move with dates, villa and meal plan, but we'll quote any of them in writing.

What is the largest villa in the Maldives?

Among the 45 luxury resorts in our fact base, Soneva Fushi's Nine-Bedroom Residence is the largest single unit at about 3,048 sq m. The Four-Bedroom Landaa Estate at Four Seasons Landaa Giraavaru (2,800 sq m with its gardens), The Amilla Estate (about 2,550 sq m) and the 2,200 sq m Cheval Blanc Randheli Private Island follow.

What is the most luxurious overwater villa in the Maldives?

The John Jacob Astor Estate at The St. Regis Maldives Vommuli, a three-bedroom overwater villa of 1,540 sq m that the resort describes as the largest of its kind in the country. Soneva Jani's Water Reserves, with slides and opening roofs, are the most imaginative.

Which Maldives resorts can I reach by private jet?

Private jets land at Velana International Airport in MalΓ©, and at the regional airports of Maafaru in Noonu Atoll and Maavarulu in Gaafu Dhaalu. From Maafaru, Velaa is 20 minutes by boat and The Nautilus is reached on its yacht. Nilaa Coral Island runs its own jet to Maavarulu. Cheval Blanc and Velaa also operate their own seaplanes from MalΓ©.

Is an ultra-luxury resort worth it over a five-star resort?

It depends on what you value. You pay for space, privacy and service that's built around you: larger villas, fewer guests, a named butler, private arrival. You don't get better water, softer sand or more sunshine; those come with the atoll and the season. For a honeymoon of five nights, a top five-star resort is often the smarter choice. For a family of eight or a milestone celebration, the top tier earns its price.

How far ahead should I book an ultra-luxury resort?

Nine to twelve months ahead for Christmas, New Year and February, especially for the largest residences and private islands, which sell first. For May to November, two to four months is usually enough.

Planning a stay at this level?

Residences and private islands sell out first, often a year ahead for the festive season. Tell us your dates, who’s travelling and how you’ll arrive, and we’ll come back with availability and a written proposal from MalΓ©.
