How we chose these 20 luxury resorts

We started with the 45 luxury resorts in our Maldives luxury resort comparison, every one built from the resort’s own fact sheet: villa counts, sizes, pool coverage, transfer times, dining venues, spa and children’s policy. Each resort gets a fact score from 1 to 5 in eight categories using published rules, so you can see exactly why a resort scores what it does.

Then we added what a fact sheet can’t show. We’re based in Malé and book these islands every week, so the order also reflects how consistent the service is, how the villas feel against their category, what guests tell us when they come home, and how easy the island is to reach on a real flight schedule. That’s why Constance Halaveli, with a fact score of 34 out of 40, sits below resorts that score less on paper: the facts are excellent, the finish is a level below the top ten.

What we left out: private-island and exclusive-use resorts with fewer than ten villas (they’re a different decision, listed at the end), and any resort we wouldn’t send our own family to.

Best for: Overwater villas with a sense of fun

Soneva Jani

If you picture the Maldives as a villa on stilts with a pool, a slide into the lagoon and a roof that opens over the bed for stargazing, this is the resort that built it. Soneva Jani sits in the five-kilometre Medhufaru lagoon in Noonu Atoll, and every villa has a private pool; the island reserves stretch to 1,796 sq m with up to four bedrooms.

Nine places to eat and drink, an observatory and an open-air cinema mean evenings never repeat. Every villa gets a Barefoot Butler, and children are welcome everywhere, slides included.

Skip it if you want a kids club (there isn't one here; Soneva Fushi has The Den) or you need to reach the island after dark, because the seaplane flies in daylight.

Best for: Barefoot luxury and families

Soneva Fushi

The original. Soneva Fushi opened on Kunfunadhoo in Baa Atoll in 1995 and still defines barefoot luxury: shoes off at the jetty, bicycles instead of buggies, villas hidden in thick jungle with their own path to the sand. All 63 villas have private pools and a Barefoot Butler.

Ten restaurants and bars, the Out of the Blue overwater complex, an observatory and The Den kids club make it the most complete island on this list. You are in the UNESCO Biosphere Reserve, close enough for Hanifaru Bay manta trips in season.

Skip it if you want a classic overwater bungalow line-up. The island is mostly about beach and jungle villas, and the published fact sheet doesn't give villa sizes.

Best for: Design-led service and privacy

Cheval Blanc Randheli

Cheval Blanc Randheli is LVMH's Maldivian address, and it shows in the details: seven-metre-high doors, loft-style villas and a 12.5-metre infinity pool at every one of the 46 villas. Guests fly in on the resort's own customised seaplane from a private salon at Velana International Airport, about 40 minutes to Noonu Atoll.

Five restaurants and three bars, a Guerlain spa and Le Carrousel kids club with its own waterpark make it far more family-friendly than the price tag suggests. The 2,200 sq m Private Island villa sits within the resort for anyone who wants a world apart.

Skip it if a transfer under half an hour matters more to you than polish. Noonu is a seaplane-only atoll for this resort.

Best for: Multi-generation trips and sport

Velaa Private Island

Velaa is what happens when a private island is built to keep everyone busy. There's a golf academy designed by José María Olazábal, tennis and padel, an art gallery, a Wellbeing Village and the Lha Velaa kids club, all on an island with just 47 villas, houses and residences.

Every villa has a pool, the four-bedroom Private Residences reach 1,324 sq m, and private jets can land at Maafaru with a 20-minute boat ride to finish. Shared or private seaplanes cover the 45 minutes from Malé.

Skip it if you mainly want reef and lagoon. Velaa is about the island itself; Baa Atoll resorts give you more marine life for the same budget.

Best for: Food lovers who also want reef and mantas

Anantara Kihavah Maldives Villas

Kihavah is the best all-rounder on this list on paper and in person. All 80 villas have infinity pools, the four-bedroom residence reaches 2,000 sq m with a private gym, and the six restaurants include SEA, an underwater restaurant and wine cellar, and SKY, an overwater observatory bar with a telescope.

It's in Baa Atoll's UNESCO Biosphere Reserve, 35 minutes by seaplane, with a house reef off the beach and Hanifaru Bay manta trips in season. A villa host on call 24 hours and a kids club cover couples and families equally well.

Skip it if you want a very small island. With 80 villas, Kihavah feels social at dinner rather than secluded.

Best for: The shortest luxury transfer

The Ritz-Carlton Maldives, Fari Islands

Ten minutes by seaplane or 45 by speedboat from the airport, and you are in a Kerry Hill-designed circular villa with its own pool. All 100 villas have pools and an Aris Meeha butler on call around the clock, and the Fari Marina Village next door adds restaurants, shops and yacht berths.

Seven restaurants and bars, a nine-room spa using Bamford products and the Ritz Kids programme make it an easy choice for short stays and families. Because the speedboat runs after dark, it is one of the few top-tier resorts that works with a late flight.

Skip it if snorkelling straight from your villa is the priority. North Malé's reefs are fine but not Baa or Ari standard, and some lagoon villas see boat traffic.

Amilla Maldives Resort and Residences

Amilla is the resort we suggest most often for three generations travelling together. Its residences run to four bedrooms and 920 sq m, sleep up to eight adults and two children, come with rooftop bars and 11-metre pools, and can be self-catering or staffed with a private chef.

All 67 villas and residences have pools, there's a treetop villa, a kids club and IncluCare, a programme that makes the island work for guests with mobility needs. It's in Baa Atoll, so Hanifaru Bay and a strong house reef come with the address.

Skip it if you want an adults-oriented atmosphere. Amilla is proudly family-first.

Best for: Marine life and wellness together

Four Seasons Resort Maldives at Landaa Giraavaru

Landaa Giraavaru, open since 2006, runs a Marine Discovery Centre and a manta research programme in Baa Atoll, and it remains the best place in the country to learn what you are looking at underwater. Guests join reef restoration, turtle work and manta trips to Hanifaru Bay with resident marine biologists.

Every one of the 103 villas has a private pool, AyurMa offers proper Ayurveda and yoga, there's a 50-metre pool and the Kuda Velaa kids club. A 35-minute seaplane ride brings you here.

Skip it if privacy is the top priority. With 103 villas it's a resort, not a retreat.

Best for: Space and sport close to Malé

One&Only Reethi Rah

Reethi Rah sits on one of the largest resort islands in the Maldives, with 12 beaches and only 118 villas, so it never feels crowded. Eight restaurants and five bars, a 14-villa spa and Club One, with a football pitch and padel courts, keep a long stay interesting.

The KidsOnly club and One Tribe teen programme are among the best in the country. Fifteen minutes by seaplane or about 50 by luxury boat, it suits evening arrivals better than any seaplane atoll.

Skip it if you expect a private pool everywhere. Pools come with most categories, not all, so check the villa before you book.

Best for: Dining variety near the airport

Waldorf Astoria Maldives Ithaafushi

Eleven places to eat across three islands, from Terra's treetop dining nests to The Ledge by Dave Pynt, is the headline. Ithaafushi is 30 minutes by the resort's yacht from Malé and every one of its 122 villas has a private pool.

Families get a kids and teens programme, a children's pool and a water play area; anyone wanting more privacy can take Ithaafushi Private Island, an exclusive-use island within the resort with five pools, its own spa and gym.

Best for: Art, design and a strong house reef

JOALI Maldives

JOALI calls itself the Maldives' first art-immersive resort, and the island is full of commissioned work, from the Manta Ray treehouse restaurant to the Art Studio where you can make your own. All 73 villas have pools and a Jadugar butler.

It sits in Raa Atoll, about 40 minutes by seaplane, with good snorkelling off the beach. Wellness-focused guests should also look at its sister island, JOALI BEING, the country's first resort built entirely around wellbeing.

Skip it if you are travelling with young children who need a kids club. Children are welcome, but there isn't a dedicated club.

Best for: Sustainability, surf and a real atoll experience

Six Senses Laamu

Six Senses Laamu is the only resort in Laamu Atoll, which means quiet channels, healthy reefs and dive sites nobody else visits. The Maldives Underwater Initiative runs manta, turtle and seagrass research from the island, and the Yin Yang surf break sits right off it.

Four restaurants, an ice cream parlour, a wine cellar and the largest overwater dining complex in the country keep 94 villas well fed. Families get Grow with Six Senses and family villas up to 253 sq m.

Skip it if a short transfer matters. Laamu is a domestic flight plus a boat, or a 65-minute seaplane, and only some villa categories have private pools.

The Nautilus Maldives

The Nautilus has just 26 beach and ocean houses, each with a temperature-controlled infinity pool and its own butler, and an 'unscripted' approach: no fixed meal times, no set schedules, breakfast at 3 pm if you want it.

It's in Baa Atoll, 30 minutes by seaplane, near Hanifaru Bay. Whole-island bookings are offered, and the two-bedroom Beach Residence reaches 610 sq m.

Skip it if you want lots of restaurants. Three dining venues is the trade-off for the small size.

Best for: Barefoot style on a late flight

Gili Lankanfushi

Every one of Gili's 45 villas stands over the water, starting at 210 sq m, and the resort is a 20-minute boat ride from the airport. That makes it the barefoot luxury option for anyone landing late, because the boat runs when the seaplanes have stopped.

Mr and Ms Friday butlers, an underground wine cellar and Manta Point within ten minutes by boat add up to a lot for its size. The Private Reserve, reached only by boat, reaches 1,400 sq m with its own spa.

Skip it if you need a private pool in every villa. Pools aren't standard across Gili's categories, so check the one you want.

Best for: Butler service and grand overwater space

The St. Regis Maldives Vommuli Resort

The St. Regis is famous for its butlers, and Vommuli adds manta-ray-shaped overwater villas when seen from the air. All 77 villas have pools, and the John Jacob Astor Estate is a 1,540 sq m, three-bedroom overwater villa, which the resort describes as the largest of its kind in the Maldives.

The Iridium Spa has six overwater rooms and a Blue Hole hydrotherapy pool; the Whale Bar is the place for sunset. Dhaalu Atoll is 45 minutes by seaplane.

Skip it if reef quality is high on your list. Dhaalu is a good atoll, not a great one, for snorkelling.

Patina shares the Fari Islands with The Ritz-Carlton but feels completely different: plant-forward food, a Flow spa with a watsu pool and contrast bathing, and a James Turrell Skyspace on the beach.

Its 90 villas all have pools, two- and three-bedroom options suit families, and the Footprints kids club includes dive lessons for children. It's 45 minutes by speedboat from Malé.

Four questions that pick the right luxury resort faster than any ranking

  1. What time does your flight land? Seaplanes stop flying in the mid-afternoon. If you land in the evening, choose a speedboat resort in North or South Malé Atoll (The Ritz-Carlton, One&Only Reethi Rah, Gili Lankanfushi, Huvafen Fushi, Waldorf Astoria) or plan a night near the airport.
  2. Who’s coming? Children change the list. Kids clubs, two-bedroom villas and water-villa age rules matter more than any spa menu. Adults-oriented islands like Huvafen Fushi and Milaidhoo (8+) keep things quiet.
  3. Water or reef? If snorkelling from the villa is the dream, choose by atoll first: Baa (Kihavah, Amilla, Landaa, Milaidhoo, The Nautilus) and the far south beat the Malé atolls.
  4. Beach or overwater? Overwater villas are the photo; beach villas are often bigger, more private and better for children. At several resorts on this list, the beach category is larger for the same money.

But the best resort depends on the trip. Soneva Fushi is better for families who want a kids club, The Ritz-Carlton Fari Islands for a short transfer, Milaidhoo for a honeymoon and Four Seasons Landaa Giraavaru for marine life.

Which are the 5-star resorts in the Maldives?

Most resorts in the Maldives describe themselves as five-star, and booking sites use the label loosely. Several resorts restrict under-12s in water villas, so always check before booking.

Which luxury resorts have the best house reef?

Atoll matters more than resort. Baa, South Ari and the Huvadhoo atolls in the far south have the strongest reefs, and resorts like Anantara Kihavah, Amilla and The Halcyon (formerly Raffles Meradhoo) add a good house reef of their own. North Malé resorts are convenient but generally have weaker snorkelling straight from the beach.

How much does a luxury Maldives resort cost?

We don't publish rates, because the right price depends on dates, villa category, meal plan and transfer, and luxury resorts here price dynamically. As a rule, the festive fortnight, February and Easter carry the highest premiums, overwater villas cost more than beach villas, seaplane transfers cost more than speedboats, and stays of five nights or longer unlock the better offers. Do luxury Maldives resorts include transfers?

Usually not. Seaplane, speedboat and domestic-flight transfers are normally charged per person on top of the room, and private seaplanes or yachts are a separate line. Some packages bundle them, which is one reason a quote through a local agency often looks different from the resort's own website.

When should I book a luxury Maldives resort?

Six to nine months ahead for Christmas, New Year, February half-term and Easter, especially for multi-bedroom residences and overwater villas with pools. For May to November, the green season, two to three months is usually enough, and that's when the best value appears.
